Solutions

Everything a project needs, from the people with nothing to sell you but judgement.

Project, cost, procurement and programme management across seven sectors — delivered by MRICS-qualified seniors out of Dubai and the Kingdom.

Independent by design

We design UN!Que. We build UN!Que.

Which is the whole point. It is also the one thing on this page a competitor cannot match by hiring.

Which means

When we say a number holds or a contractor is the right one, there is nothing else in it for us.

Everything we sell is judgement — the estimate, the programme, the recommendation on who should build it. So we deliberately hold no position in any of those answers. No design arm to protect, no engineering practice to feed, no contracting business waiting at the other end of the tender. The advice you get from us is the advice we would give ourselves.

What we hold no stake in

DesignNo architecture or interiors practice to award work to.
EngineeringNo MEP or structural arm with a stake in the specification.
ContractingNo build business bidding on the packages we tender.

Four solutions

Everything between a brief and a handover.

Most commissions draw on more than one of these, run by the same people out of the same offices rather than sub-let to separate businesses. Take them one at a time.

Project Management

One accountable name for the whole programme.

A project manager here carries a commission end to end — planning, design management, tenant coordination, construction management — and is the single person a client calls when something moves. Holding a designer, a contractor and a funder to the same version of the truth is the job, not a by-product of it.

  • The master programme, and the honest version of where it is
  • The design process, held to the brief rather than to taste
  • The room — client, consultants and contractor in one conversation

Cost Management

A number that still holds at final account.

Our quantity surveyors and commercial managers work off ten years of our own measured cost data and an in-house Dubai measurement studio on CostX — not a benchmark bought in from elsewhere. Every senior on a cost commission is MRICS-qualified, which is why the first estimate and the last one tend to recognise each other.

  • Order-of-cost estimates, measured rather than assumed
  • Contract administration and the commercial position through delivery
  • Value engineering that takes out cost, not scope

Procurement Management

The right supply chain, then someone to run it.

We identify, interrogate and negotiate the contractors and suppliers a project depends on, then stay on through delivery to run that chain operationally. Because we build nothing, the shortlist you receive is the one we believe in — there is no sister company on it.

  • Procurement strategy, and the tender process that follows from it
  • Contractor and supplier interrogation, not just pre-qualification
  • Negotiation, award, and operational procurement after award

Programme Management

Complex programmes, honest about where they are.

Controls and scheduling across multi-package programmes, so slippage surfaces as a dated fact weeks before it becomes a conversation about blame. Thirty years of delivering into this region is what tells you which float is real and which is a contractor being optimistic.

  • Baseline programmes, and the discipline to keep them baselined
  • Project controls, reporting and early-warning on the critical path
  • Interface management between packages and stakeholders

How a commission runs

Five stages, and what changes hands at each.

You can join at any one of them. Whichever it is, the deliverable is the same shape: a decision you can act on, with the working shown.

  1. 01

    Feasibility

Is this viable, at this budget, on this site?

You receiveOrder-of-cost estimate, programme skeleton, risk register

  2. 02

    Design management

Holding the design to the brief while the cost is still movable.

You receiveCost plan, value-engineering options, design programme

  3. 03

    Procurement

Testing the market properly, then negotiating it.

You receiveTender strategy, shortlist, recommendation and award

  4. 04

    Delivery

Programme, quality and commercial position held together.

You receiveMonthly reporting, valuations, change control, site instruction

  5. 05

    Close-out

Finishing it properly, which is where most of the money is lost.

You receiveFinal account, snagging close-out, handover and O&M pack

Dubai and the Kingdom — where our commissions are, and where our people sit.

Starting from a brief

A site, a budget and an ambition, and no one yet holding the three together. This is where we do our best work.

Mid-delivery and slipping

A live programme that has stopped telling the truth about itself. We can come in on controls and commercial alone.

What stands behind it

The advice is only worth what backs it.

Four things a client can check before they appoint us, rather than four things they have to take on trust.

Regulation

RICS Regulated Firm

Regulated since January 2024, which means our practice, not just our people, answers to the RICS rules of conduct.

Qualification

MRICS seniors only

Every senior on a cost commission is professionally qualified. There is no arrangement under which that is relaxed.

Capability

In-house measurement studio

Our own Dubai studio measuring on CostX, so quantities are produced here and can be interrogated line by line.

Depth

80+ professionals

Enough bench across four disciplines that a commission is resourced from the team, not from whoever happens to be free.
